The “right” office

The Western real estate market has been successfully using the classification of offices for a long time, facilitating the selection of the necessary premises for the client. Quite often, entrepreneurs cannot determine exactly what kind of premises they need. But for a successful business, it is extremely important to choose the right office.

This classification takes into account the comfort of the premises, the presence or absence of infrastructure, the age of the building, its appearance, accessibility of transport and so on. Realtors in our country also work with this classification for convenience, but it is not officially recognized.

Thus, there are 4 types of office buildings and label them as follows: A, B, C, D.

Class A – rooms of the highest level. Such offices are usually located in the city center, in modern buildings, usually business centers. They have all the necessary communications. They are also distinguished by convenient layouts, large windows, the presence of cleaning services, security, developed infrastructure, the presence of cafes. There is a guarded ground or underground parking near the building.

When purchasing or renting an office space, it is recommended to contact the owner directly. Offices from the owners will allow you to save a lot of time on approvals and reduce the cost of operating the premises.

Modern materials from well-known manufacturers are used in the construction and equipment of these buildings. Recently, Russia has been trying to build exactly such buildings, their age is no more than three years. If a building that is more than 10 years old claims to be Class A, it must be completely reconstructed.

Every year the level of Class A buildings increases. They are even called intelligent buildings.

Class B includes buildings of category A after 5-7 years of use without reconstruction, buildings of the past centuries after major repairs. The Class B premises also have all the necessary communications, security, etc., but the previous category is inferior in less prestigious location area, more “elderly” age, less developed infrastructure. This is the so-called budget version of the office. The cost of the room will accordingly be lower, but in quality it will not differ much from the first class. Therefore, this class is more in demand.

Class C – buildings that are more than 30 years old, most of them are Soviet buildings. In such rooms, there are usually no air conditioners, an inconvenient layout, often a grandmother-watchman replaces the guard, there may be problems with electricity. There may be problems with the legal documents for operation. Externally, the buildings are unsightly, shabby. When buying such an office, be ready for cosmetic repairs of the premises. Many walls are load-bearing, so redevelopment is problematic here.

This category of premises is in demand among young firms, so the interest in them in our market is not decreasing.

The lowest level of the premises is Class D. They are distinguished by wooden floors, lack of repair, unusable plumbing, rotten wiring, outdated engineering structures. These buildings are often located in hard-to-reach places, they look unpresentable. When buying such an office, major repairs will already be necessary. There are more minuses than pluses in such buildings. Low cost does not mean that the costs will end with the purchase of the premises. A lot of money will need to be invested to create the necessary conditions for work.

The regions are characterized by classes C and D. Category A and B are extremely rare. Unfortunately, the picture is changing very slowly. Buildings of category A and B are built mainly only in large cities, and if such offices appear in the province, then they are built specifically for their own use by large companies. But the introduction of national construction programs should change the situation across the country.
